What northeast weather does to a flat roof
Roofs here fail on the freeze-thaw cycle. Water gets into a seam in October, freezes and opens it wider in January, and shows up on a ceiling tile during the March thaw, months after the breach and nowhere near it. Add nor'easters driving rain sideways into flashings and parapets, and snow load holding meltwater on the membrane for weeks, and a small breach becomes saturated insulation by spring.
That failure pattern sets how we test in this region: find the breach before winter seals it under ice, and map how far the water has already traveled before anyone prices a repair.

Nuclear roof moisture surveys
The method of choice for the multi-layer built-up roofs common on older NJ and NY commercial stock: a nuclear gauge reads moisture through the assembly regardless of surface temperature, so it works when northeast weather won't cooperate. Deliverable: a moisture map that scopes repair to the wet areas only.
Infrared roof moisture surveys
After a clear, dry day, wet insulation holds the sun's heat into the evening while dry roof cools; an infrared camera reads the difference. We run these at dusk, in the region's spring-to-fall survey window, on foot or by drone.
Electronic leak detection (ELD)
The close-out and warranty test for new roofing and waterproofing: an electrical potential across the membrane finds the exact breach point. Low-voltage EFVM works under the pavers and green-roof overburden that New York's roof mandates keep adding, so the membrane gets tested before the overburden buries it.
Infrared electrical inspections
Annual thermal scans of switchgear, panels, and substations that insurers increasingly require for NJ and NY facilities. Loose or overloaded connections heat before they fail; a scan under load finds them before the outage or the fire does.

Do you do residential leak detection?
Our work is commercial, industrial, and institutional: flat and low-slope roofs, plaza decks, terraces, and building envelopes. We are not a plumbing leak service. If you have a leak inside a house, a residential plumber with acoustic equipment is the right call, not us.
