The other version is quieter and more expensive. A tear-off gets specified because nobody knows how much of the assembly is actually wet, so you price a full replacement when a third of the roof would have done. You win the job and lose the margin, or you lose the job to someone who guessed lower.

Electronic leak detection
Finds the breach to the square inch on a finished membrane, without flooding the roof or waiting for weather. Run it at close-out and the roof is certified before anyone signs.
Infrared roof moisture surveys
Reads the whole roof after sunset and maps where water is already sitting inside the assembly, so the repair scope matches the damage.
Nuclear roof moisture surveys
Works through ballast, pavers and overlay after overlay, in daylight and most weather. These are the roofs infrared cannot read.
What you get
A marked plan showing every breach or wet area, photographs, and a written report you can hand to the owner or the manufacturer. We do not bid the repair, so the report says what we found and stops there.
Electronic leak detection runs to ASTM D7877 and ASTM D8231. When a specification names either one, the test we deliver is the test it asks for.

How do you test a roof without flooding it?
Electronic leak detection puts a low electrical potential across the membrane and follows the current to wherever it can get through. No standing water, no drain plugs, no load on the structure, and it works on slopes a flood test cannot touch.
Can you test a new membrane before we hand it over?
That is the most common job we run for roofers. The membrane gets tested at close-out, every breach is marked on the roof and on a plan, and the report goes in the close-out package before anyone signs.
What does electronic leak detection cost?
Cost follows the roof: area, which method it needs, whether overburden has to be moved, and where the building is. Send us the roof details and you get a number for that roof, not a rate card.
